Why should I use Direct Line Home MarketingLLC?

  • We offer several different packages to help you market your property. "Your Home; Your Equity; Your Choice" is our philosophy.
  • We can advertise your property in print locally, on the Internet, and on the MLS, depending on the package you choose. Your home has the potential to be seen by thousands more people because we use several different advertising media.
  • Our website offers special features to buyers and sellers that many realty sites do not:
    • Open House announcements appear on each individual property listing page.
    • Sellers can change any information about their property, or add an Open House announcement, by calling or emailing us.
    • All changes to your listing page are free of charge.
    • We are locally owned and operated, so we are available to answer your unique questions about selling/buying real estate in Central Wisconsin.
  • Your property information is available for view 24 hours a day, 7 days a week, 365 days a year to potential buyers and to Realtors.
  • We provide professional and distinctive signs that quickly attract the attention of passersby. Our sign gives you credibility as a seller.
  • We offer assistance in helping you determine the estimated market value of your property because our representatives are state-licensed Realtors.

What is the difference between using your marketing packages and using a traditional real estate company?

We offer you choices. With the Full-Service Package we provide assistance identical to traditional realty companies, but for a flat $2999 fee with payment due only if you sell your property.

With the Flat Fee Partial Service MLS Package you take phone calls, show the property, run the Open Houses, negotiate with buyers, and handle the paperwork and closing details independently (most sellers use a real estate attorney for this last part). You pay $599 front-end for these flat fee services; however, you have the potential to save thousands MORE dollars by doing some of the work yourself.

In order to advertise on the MLS database, Direct Line/you will have to offer a "co-broke" commission fee as an incentive for Realtors who may have buyers for you. The range for this is 2%-3%. However, if Direct Line's marketing efforts find you a buyer who is NOT working with a Realtor, this co-broke commission does not apply--instead you would owe a finder's fee of just .0001 of the sales price to us at closing (for a $150,000 house, that's $15).

What if I want to upgrade from the Partial Service to the Full Service package?

You can do this at any time during the 9 month service period. The cost of the lower priced package will be credited toward the cost of the upgraded package at closing.
