What's a Buyers Agent?
Buyers working with a Realtor should be aware that, UNLESS YOU HAVE A SIGNED BUYER AGENCY CONTRACT WITH THAT REALTOR, SHE/HE IS AN AGENT OF THE SELLER. This agency relationship restricts the amount of information that this Realtor can share with you the buyer.
We recommend that you complete a Buyer Agency Agreement with any Realtor you decide to work with. This allows she/he to provide you with data such as the sales prices of other comparable properties for the one you are most interested in, and her/his personal opinions about the pros and cons of various properties you are considering.
Initially, keep the length of this Buyer Agency Agreement fairly short (two months or so) in case you discover that the Buyer Agent you're working with is a dud. You can always renew the agreement if you're happy with the quality of that Realtor's efforts. More information about buyer agency can be found at about.com.
